Motu has been specifically designed to make the ownership and management of rental property profitable and simple. Every landlord has their own timing and requirements. Motu is structured into optional modules, to be activated as required by the landlord.
Motu works with a network of smart devices, monitoring every point and alerting the relevant people when action is required. Unless alerted, Motu operates quietly in the background, ensuring that all money due is collected.
All information and control is under a single login and accessible from anywhere, anytime.

 

+ Utility Services and Collections

This module forms the foundation on which the others are built. Instead of buying tokens for each service, the tenant deposits money into an e-Wallet, either with cash or EFT.
When the wallet balance is positive, all service defined in the lease as prepaid remain connected. Each hour the consumption is charged to the wallet. When the wallet balance is <= R0, ALL prepaid services disconnect. 

+ Revenue Security

Once the utility wallet is in the place, the landlord can then collect all other agreed charges through the wallet. These charges, including rent, are set up through the app. When due they are charged to the wallet. The rules in the utility section remain in force. I.e. non-payment of rent disconnects access to all prepaid services defined in the lease.

This needs to be clearly agreed in the lease prior to implementation. The timing of when this is activated is controlled by the landlord.

Instead of collecting rent and then paying levies, Motu can settle the net amount owing to the landlord and the utility and levy fees directly to the body corporate. 

Cash Management

All money that is paid by tenants is deposited into an insured trust account that complies with all the relevant laws. Payments can be made in cash or via EFT. Motu charge no additional fees for this service. Third party charges are charged to the payee.
Motu is set up to allow free transfer of money to ensure that the payee receives maximum value for their money. 

Solar and Backup Sharing and Management

The challenge with solar and batteries is to find the funding and manage the sharing of the resources fairly, without requiring huge investment in new wiring. Motu has an elegant solution for this.
Centralised batteries make much more sense than backup in each unit as when loadshedding is over these batteries can be used to buy electricity when it is less expensive and use this in the high demand times. This is called load shifting.  This approach ensures that the solar and batteries have a long and valuable service life and are shared as agreed.
