+ Grand Central – Prepaid Water Control +

INTRODUCTION

This form is for completion by landlords of Grand Central who would like to install prepaid water control on their units.

SOLUTION

1.  Request installation of control valve on the water line to your unit. (this form)
2.  Pay and receive a login to the Motu utility app.
3.  Activate the water as prepaid in the app, when it suits you / your lease is updated.
4.  Water costs are then billed hourly to the wallet that the tenants already use for electricity.
5.  When this wallet balance is zero or less, ALL prepaid services will be disconnected.
6.  When the tenant pays and the balance is > zero, the services will be reconnected.
7.  Motu will pay money collected to the body corporate on your behalf monthly and the water costs will no longer show on your levy statement.
No tokens, keypads or batteries are required.  

 PRICING 

1. Installation: R4,095  (this will be a once-off charge added to your levy by the body corporate, Installations will only commence once payment has been confirmed)
2. Monthly fees: R160 including VAT
*Installation fees will be charged on your next levy statement

     a.  It is better to pay into your wallet and keep these costs off the levy statements.
4.  Motu provides a software service with on-site communication hardware to the meters.
5.  The meters and actuators are owned by the landlords.
6.  Subscriptions are billed to the landlord wallet, in advance, on the first day of the month.
7.  Payments
     a.  Payment by EFT is not instant. Please allow 2 days for processing.
     b.  Payment via any shop with TopItUp is instant but attracts a commission by the agent.
        i.  Currently 3%. Motu do not charge commission.
8.  App
     a.  Landlord is responsible to setting up new tenant access within their app to ensure that only authorised parties have access to the services.
     b.  Set your alert preferences.
9.  Tenant advance
     a.  Each tenant is allowed to take credit of up to R100 for max 18 hours by default.
     b.  This is to allow for times when they cannot get to a payment location or are waiting for EFT to clear.
     c.  This is a courtesy to the tenant and at the risk of the landlord as they are ultimately responsible for the utility costs of the unit.
     d.  The landlord can set this number for the tenant within the app.
     e.  If you have a non-paying tenant this can be set to zero.
     f.  We recommend checking the tenant wallet balance on the date of departure before repaying any deposit.
10. Motu make no legal representations, although we have sought our own legal council on the automated service management. The key is that all rules are understood and agreed by the tenant, in the lease, prior to occupation, and that no additional manual actions are taken.
11. Landlords are responsible for their own lease terms and legal advice.
